Two cities, side by side

Pick any two. Bars are scaled to the larger of the pair, so the shorter bar reads as the share. Country-level rows carry each city's country, not the city itself.

Measure——

Where prices are moving

Year-on-year change in the house price index at the latest published quarter. Countries whose series has stopped updating are excluded and named under coverage.

Annual price change by country

Eurostat and BIS selected house-price indices; Georgia uses the Tbilisi new-build index. Underlying coverage varies by source. Blue rising, red falling. Non-EU markets are shown lighter.

What inflation took back

Cumulative change since 2015, nominal against inflation-adjusted. The bar between the dots is the part of the headline rise that was general inflation rather than housing becoming dearer. Both nominal and real series are from the BIS, matched by country and quarter.

A decade of prices

Eurostat's index is based on 2015; Georgia's is based on the 2020 average, so the two cannot share an axis as published. Rebasing to 2020 puts them on one footing and brings Georgia in. Historical quarterly series for Armenia and Azerbaijan are not included in this dataset.

Rebase

What a square metre costs

Apartment price per square metre. Definitions differ by source: Tbilisi uses new-build asking prices. Inspect city source notes before comparing. Cities without published prices are omitted rather than shown as zero.

Apartment price per square metre

Euro per m². The period beside each bar is what that figure is from.

Years of income for a 70 m² flat

City price per m² times 70, over median disposable annual household income. Only cities with both inputs from the same reporting year.

Households per dwelling

Private households divided by conventional dwellings, both from the same year. Above 1.00 means more households than homes — the crude structural read on shortage. This has better coverage than price, so cities missing from the price charts appear here.

The country around the market

Net migration is the demand signal behind a housing market. Governance scores are the Worldwide Governance Indicators, 0–100. Business Location is the World Bank's B-READY pillar covering land and property registration — it replaces Ease of Doing Business, which the World Bank withdrew in 2021 after an investigation into data manipulation, and which no longer exists to quote.

Inside Tbilisi and Yerevan

District-level price snapshots are included for two cities. Tbilisi from Geostat's quarterly spreadsheet, Yerevan from the Cadastre Committee.

Tbilisi, Yerevan, Baku

Prices, rents and housing counts from national statistics and public market research. Each measure keeps its own period and sample. Per-apartment rents are shown separately from per-m² rents; euro conversions use dated NBG rates.

What the houses are publishing

Monthly research observations carry their reporting period, unit and sample definition. Validated report adapters preserve the last good value when a publication layout changes.
